· Prices include all services i.e: Electric, Bed Linen, Sky TV (FreeSat), Pets, Phone. · Accommodation is for a maximum of 4 persons only · A Low Season discount of £20 per week is offered for those bookings for two persons only. · Clean bed linen is provided weekly. · Bookings are generally from Saturday to Saturday. However, during the Autumn/Winter months short breaks are offered (ask for details) · Dogs are permitted provided cleanliness inside and outside the cabin is assured. Dog bedding is not provided and cabin furniture should not be used. Dogs can be walked around the site but should be kept on a lead at all times. Owners should remain aware of other people holidaying on the site and in particular children. · There is a no smoking policy within the cabin and those that do smoke should do so outside and ensure that all cigarettes are disposed of carefully. · Parking is available for a maximum of two cars only. · Cancellation insurance is recommended. · Cabin should be left clean and tidy and all damage or breakages reported and paid for prior to leaving. · Water is supplied from our private supply. |

Booking Conditions |

· Reservations will only be accepted upon receipt of completed Booking Form and a non-returnable deposit of 30% of total rent subject to our written confirmation.
· The rent balance should be paid in full no later than 30 days prior to arrival date. Failure to do so may result in the accommodation being re-let at our discretion.
· The accommodation is available from 3.00pm on day of arrival and must be vacated by no later that 10.00am on day of departure. The accommodation should be left clean and tidy and the provided inventory should be checked both on arrival and prior to leaving and any shortages reported. Breakages should be reported and paid for in full prior to leaving.
· The accommodation is to be used by only those as listed on the Booking Form, unless otherwise agreed. · The owners cannot be held liable for any damage or loss, accident or injury to persons or property which may occur to those renting the accommodation or to any visitors.
· If for any reason and, due to circumstances beyond our control e.g: Fire or Flood damage, the accommodation is not available for booked dates, all paid rentals will be refunded immediately and without recourse against the owners.
· Personal possessions are not covered under our Holiday Let insurance policy. All guests should ensure they have their own insurance cover.
